Summary

A user seeks practical advice on moisture management for a 1960s home with old slabs lacking sill gaskets, highlighting the challenges faced in finding expert consultation.

Why It Matters

Moisture management in older homes is crucial for maintaining structural integrity and preventing mold growth. This discussion emphasizes the need for innovative solutions in construction practices, particularly for homes without modern features like sill gaskets, which can lead to significant issues if not addressed properly.

Key Takeaways

  • Older homes may lack modern moisture management features, complicating repairs.
  • Expert consultations can be prohibitively expensive, leading homeowners to seek alternative solutions.
  • Innovative methods, such as creating capillary breaks, can be explored to manage moisture effectively.

Can anyone point me to a resource who has direct knowledge about moisture management in old slabs with no sill gaskets under base plates? rossn1 | Posted in General Questions on February 23, 2026 07:41pm Can anyone point me to a resource who has direct knowledge (not theory) about creative moisture management in old slabs with no sill gaskets under base plates? 1960’s home with slab 4′ below grade on dirt, running 70-98% RH year round. No bulk water or perimeter drain issues. Issue with standard dimple mat and fluid applied membrane approaches by various building scientists (which we’d like to use), is they always expect sill gaskets (or some capillary break), but those just don’t exist in this case (multiple structural walls with point loads). Happy to pay good hourly rates for a consult, but it is difficult to cough up $5k (minimum for many building scientists) for a two hour discussion, and hoping to find someone who has creatively worked this puzzle multiple times. Can also generate and post a temporary e-mail address, if needed for communication. Thanks so much.
