Most of the living space is on the first floor. Due to a frost line of 4ft below grade I am ending up with a lot of encapsulated crawlspace and a small basement for a mechanical room and rec room. Due to the way the site slopes, some of this crawlspace is 7ft below the first floor and some is only 4ft. The deeper crawl space could be a basement but I do not want to have to finish it and just need it for running air ducts to the first floor and plumbing pipes from the Mechanical room in the basement.It will, however, be conditioned space. Question1: The builder wants to insulate it on the inside with rigid closed-cell spray foam and put a product called Thermodrain with insulation on the outside. I saw bad ratings on this product because it compresses.Is it a better plan to  insulate the exterior foundation walloutside with rigid insulation and forget about waterproofing or just use a dimple mat and only insulate on the inside with 2.5″ of spray foam or rigid insulation?Question 2:In the case of the floor in the encapsulated crawl space what do you think of  pouring  a 2″ rat slab?
