35 Fountain Street will feature cross‑laminated timber
Designed by Bennetts Associates, the building will retain the existing steel frame while incorporating a hybrid structure featuring cross‑laminated timber (CLT) to reduce embodied carbon. The scheme will comprise 87,000 sq ft across basement, ground and eight upper floors, including two newly consented levels that together deliver 16,000 sq ft of Grade A workspace. Chris Riley, Development Manager at Bywater, said: “We are excited to see our vision for 35 Fountain Street progress through 2026 and 2027. Working closely with the local council, GMI and our consultant team, we are delivering a Grade A building that sets a new benchmark for sustainability, design quality and environmental performance in Manchester.”
